Hillingdon residents can expect to see a number of new developments coming together in the borough in 2026. In West Drayton, the long awaited Platinum Jubilee Leisure Centre is due to open, a new housing estate will become home for new tenants, and a secondary school is set to expand.
The Local Democracy Reporting Service (LDRS) has taken a look at some of the most notable projects to keep an eye on in Hillingdon this year.
The Platinum Jubilee Leisure Centre scheduled to open early this year is one of the most anticipated developments in the borough. The multi-million pound leisure centre will open during the earlier months of the year, having began construction in 2022, however an exact date has not been shared.
The centre will feature three swimming pools, including a 25-metre pool, a rooftop 3G artificial pitch and a multi-use sports hall. Additionally, the centre will offer a split level gym, a dance studio, a café and a spin studio.
The site was formerly a youth and training centre. There had been fears about the development following the collapse of the company managing the project, however Hillingdon Council took over in 2023.
Work has already begun on the expansion of Meadow High School in Harefield. The project will see the creation of 98 new places for children with Special Educational Needs and Disabilities (SEND).
New classrooms and specialist teaching spaces will be provided, including science, music, food tech, fitness, sensory and therapy rooms to replace the previous temporary modular classrooms at Royal Lane. The second phase of the expansion is the creation of the school's new teaching building and satellite school at Northwood Road, replacing an unused residential building.
The council is set to appoint a contractor to begin work on 21 family sized homes in Northwood in early 2026, following the granting of planning permission in September 2024. The new homes will replace 16 studio bungalows built in the 1970s which are no longer considered fit for purpose.
Of these 21 new homes, six of them will have three bedrooms, and 15 will have four bedrooms. All 21 will be affordable homes.
The development will provide individual gardens, car parking spaces and EV charging points. There will also be an open space and a communal children's play area.
Phase one of the Hayes Town Estate regeneration project is due to complete in early 2026. This phase will provide 80 new homes for residents of the estate.
The next phases of the project will begin to take place in 2026, including the demolition of Wellings House at Avondale Drive Estate. The redevelopment project will deliver 740 new homes in total - half of which will be affordable.
However, later phases of the project require alterations to their original design, meaning planning permission must be sought again. This is due to new government building safety regulations which the council must comply with.
In another 100 per cent affordable housing project, work will continue across two housing sites in Yiewsley. At Otterfield Road and Falling Lane, 95 new homes will be provided, alongside a new library.
Whilst neither site will be completed in 2026, significant visual progress will be made throughout this year, with the plans on track for completion in early 2027. At the end of 2025 progress has been made at Otterfield Road with the buildings' structure being put in place, while foundations and early construction preparation is taking place at Falling Lane.
